Housing is for the most part in demand in almost all markets. We want to buy things at the lowest possible pricing. Protecting the downside is our number one task. We look for economic drivers that can sustain over a long period of time. Our cash on cash on a new asset is over 9%. We have a very strong profit sharing system that incentivizes long-term commitment. Every piece of our assumption has to be well thought of and conservative.
